Titled “18 Blackfriars Road,” this groundbreaking project by Foster + Partners aims to revitalize a neglected two-acre brownfield site that has sat vacant for two decades. The development, located in London’s Bankside, is set to redefine urban living and working spaces while prioritizing sustainability and community well-being.
Net-Zero Carbon Operation
- Whole-Life Carbon: Foster + Partners boldly claims that 18 Blackfriars Road will feature London’s lowest whole-life carbon high-rise. The project’s commitment to environmental responsibility extends beyond mere construction—it aims to minimize its carbon footprint throughout its entire life cycle.
- Electric-Powered: The development will rely entirely on electric power, ensuring a cleaner and greener operation.
- Ground-Source Heat Pumps: These innovative pumps will generate 95% of the development’s heating needs, harnessing the Earth’s natural energy.
Residential Blocks
- Height and Affordability: Two residential blocks, standing at 22 and 40 stories tall, will house a total of 400 homes. Notably, 40% of these homes will be affordable housing, contributing to a more inclusive community.
Office Skyscraper
- Naturally, Lit Offices: The skyscraper within the development is thoughtfully designed to maximize natural light. Its occupants will enjoy a workspace that promotes well-being and productivity.
- Outdoor Terraces: Every third level of the office tower will provide access to outdoor terraces, fostering a connection with nature even in an urban setting.
Community Spaces
- Affordable Workspace: 18 Blackfriars Road will offer affordable workspace, supporting local entrepreneurs and businesses.
- Assembly Rooms: Spaces for community gatherings and events will enhance social interactions.
- Play Areas for Children: A family-friendly environment with designated play areas.
- Central Public Plaza: At the heart of the development, a vibrant plaza will host shopping, dining, and community activities.

“We have designed a healthy, mixed-use development that plugs into and seeks to significantly enhance the existing urban fabric,” says Nigel Dancey, head of studio at Foster + Partners. “The project will provide new homes, offices, retail, and a wide range of cultural and community facilities to bring this dormant site back to life.”
